  • Not a statutory energy certificate — it won't replace the BER you need when selling/renting.

Survey/BER Report

  • Not diagnostic for hidden damp or specific defects — a BER models energy performance from building data; it won't locate a hidden leak, rising damp channel, or exactly where insulation is missing or a draught is coming in.

  • Depends on assumptions (how the assessor records fabric, heating systems, occupancy, etc.)

  • Doesn't show thermal images or moisture readings.

  • Output: Official energy rating and general advisory report with recommended upgrades that can guide retrofit works and grant eligibility.
